Toronto Hidden Housing Market Report

The hidden Real Estate market is not known to many people in the public but is well known to Real Estate agents.  Every day this market gets tapped into unknown to many.

Homes go on the market for which most of us don’t know it’s for sale. We drive by them daily and we don’t know the home is for sale because there is no for sale sign on the lawn to indicate its up for sale and ready for viewing.

The two ways to find out are to talk to the neighbors, they might know something, or talk to your Realtor who should know that the house is for sale if they are connected to this network of the hidden Real Estate market.

There are several hidden Real Estate Markets:

  • Expired Listings
  • Coming soon
  • Exclusive
  • Pocket Listings

All the above are in the Hidden Real Estate market.  These all are known to the right Realtor who is part of an exclusive network of agents for which these are all shared, and distributed to them and then to their clients.

The way to tap into this, is to know a Realtor who will share these with you.  There is great potential here for anyone to find their dream home.

Expired listings are homes that were rejected by the market and didn’t not sell in the time frame of a contract.  Usually either too high in price, or was not in great shape.  Coming soon listings are those listings that are not yet on the market but will be in the next 10 days or less.  Either getting the home ready for sale or just want to try to sell it without going on the MLS.  Exclusive listings are just that their exclusive to that agent and agents brokerage, there not on the MLS.  Some do go on the MLS after a period of time, some don’t, and their sold within days before going on the MLS.  Pocket Listings are those listings that Agents have in their back pocket. They know the seller wants to sell, but not ready yet to sell.  These are very hard to find as its not usually shared amongst the public or agents.  No contact has been signed between a brokerage and the sellers, but they want to sell.  There kinda like a FSBO but not totally.  These are very hidden and you must know the agent personally to find them out.
